..where leaving the world behind is effortless.

Escape the hustle and immerse yourself in a haven of peace, whether unwinding with family, friends or a loved one, you will enjoy a peaceful retreat.

Accommodation are 4 self-contained cottages with a combined total of 8 bedrooms, sleeping up to 20 guests.

Here, relaxation comes naturally, and rejuvenation is just a breath away.

Our Kilns & Cottages

Double Kiln

The double kiln provides accommodation for large groups, up to a maximum of 10 persons. Fully self-contained.

Large kitchen and the dining room table (with a log fire) can sit 14 people, ideal if you are occupying multiple Kilns and Cottages.

Laundry facilities available .

The bedroom on the ground floor has a queen bed, ensuite bathroom and its own wood fire.
The other 2 bedrooms are upstairs. One has 2 king single beds and a bunk bed with a double bed below and a single on top. The other has a 3 single beds.

Rates for up to 8 guests –

$440 per night, minimum stay of 3 nights
$35 per night for extra person

Longer stay rates of 5 nights or more are available and negotiable

Public holiday weekends and school holidays:

$485 per night, minimum stay of 3 nights
$40 per night for extra person

Single Kiln

Completely self-contained kiln.

The Single Kiln kitchen/dining and bathroom areas are at ground level, with a log fire.

A stairwell takes you to a comfortable sleeping area above with a queen sized bed and a single bed.

Rates for up to 2 guests –

$170 per night, minimum stay of 3 nights
$35 per night for extra person

Longer stay rates of 5 nights or more are available and negotiable

Public holiday weekends and school holidays:

$190 per night, minimum stay of 3 nights
$40 per night for extra person

Bell Cottage

Completely self-contained single level cottage, featuring wheel chair access and disabled bathroom.

There is a kitchen/dining room and a separate lounge with fireplace. The lounge also has a single bed.

The bedroom has a queen bed.

Rates for up to 2 guests –

$170 per night, minimum stay of 3 nights
$35 per night for extra person

Longer stay rates of 5 nights or more are available and negotiable

Public holiday weekends and school holidays:

$190 per night, minimum stay of 3 nights
$40 per night for extra person

Bassett’s Cottage

Completely self-contained single level cottage.

Bassett’s is named after the original Settlers homestead.

There is no TV reception but there is a TV and DVD player with a selection of DVDs. The bathroom also has laundry facilities.

Three sleeping areas: 1st bedroom with a queen bed, 2nd bedroom with a queen bed, and a sunroom with a 2 single beds.

Separate dining/reading room.

Carport.

Large verandah with outdoor table and chairs and settee.

Rates for up to 4 guests –

$290 per night, minimum stay of 3 nights
$35 per night for extra person

We are Located….

..between Northcliffe and Pemberton. Distance from Northcliffe is 12 km, from Pemberton is 28 km.

The Munda Biddi biking trail goes past the gate and the Bibbulmun trail is close also. Schafer’s hut is 300 metres away.

You are in the perfect place to explore and cherish one of the most beautiful parts of the South West region.

Supporting walkers and riders with accommodation, facilities and transport when walking the Bibbulmun Track or cycling the Munda Biddi.

History of the Property

Karri Hill Cottages (formerly known as Watermark Kilns), Nothcliffe region is a collection of former tobacco buildings in a farmland setting. Single and twin kilns, workers quarters and the settlers homestead were adapted for holiday accommodation.

The workers’ quarters (Bell) and the former soldier settler’s homestead (Bassett’s) were built to standard plans as part of the development of a tobacco farm for Roy and Peg Bell, under the War Service Land Settlement Scheme in c. 1950-1951.

In 2000-2003, the kilns and workers quarters have been extensively repaired and converted into farm stay accommodation by Trevor and Jeanette Hulcup.

So far as possible, recycled materials were utilised.
